What Is the Normal Life Span of a Hot Water Heater?
The normal life span of a hot water heater in Colorado is generally regarded to be about ten years or more. Of course if the water supply where you live contains a lot of elements that cause corrosion, this will shorten that useful life span of the appliance. With about forty gallons of hot water sitting in a storage tank all the time, the system can corrode as the years go on.
Besides just the age of the hot water heater, there are a few signs that the unit will probably need to be replaced before long. One of the first things to notice is if hot water seems to start taking a much longer time to arrive at the faucet. Likewise, if you are taking a shower and all the hot water disappears when another person has flushed a toilet in the house, the time for a new unit could be getting close.
Leaking around the base of the water heater itself is not a good sign, although if the leaks are coming from valves, those can be replaced. One should keep in mind, however, that paying for repairs rather than a water heater replacement might seem like a less expensive choice, but if the water heater that is leaking is already old, it might be cheaper to bite the bullet and get it replaced now rather than a few months down the road.
If the time for a replacement system has arrived, it would be wise to get yourself educated about new technologies like tankless hot water heaters. These units use substantially much less energy to operate, although they cost more up front. They do last longer as well, about twenty years on average.
